Can I build on my property?
Yes, you may build on your property. Dwellings built must be elevated at least four feet above grade so as to have minimal impact on the Island's environment. Click here for more information about the Eco-Guidelines.
How much will it cost to build a home on Long Caye?
Building costs vary depending on the materials and finishes. Please contact us for current building cost information.
Is there a time limit to build?
There is no time limit to build a home. You may build whenever you wish.  If you choose to build on your property your home/building must be in conformance with the Eco-Guidelines.
What is the minimum square footage I can build?
There is no minimum square footage requirement, however the maximum square footage shall not exceed 20% of the gross parcel square footage for a residential parcel and shall not exceed 50% of the gross parcel square footage for a commercial parcel. In either case, an additional 10% is permitted for porches, decks, patios, holding tanks for water storage, storerooms or other structures.  To read more about building guidelines, please visit the Eco-Guidelines section of our website.
Can I purchase more than one parcel and build a larger home?
Yes, you may purchase more than one parcel and build a larger home. If you click here to view our Eco-Guidelines, you will see that you may build on up to 20% of a residential parcel (e.g. if a residential parcel is 5,500 square feet, or 55 feet by 100 feet, then you may build up to a 1,100 square foot dwelling) and you may build on up to 50% of a commercial parcel (e.g. if a commercial parcel is 5,500 square feet, or 55 feet by 100 feet, then you may build up to a 2,750 square foot dwelling).

You may use the total square footage of all parcels if you purchase multiple parcels in calculating the dwelling size as long as the parcels are contiguous (attached). For example, if you purchase three contiguous residential parcels, each having 5,500 square feet, the calculation is as follows:
Parcel 1 - 5,500 square feet
Parcel 2 - 5,500 square feet
Parcel 3 - 5,500 square feet
Total area 16,500 square feet X .20 (20 percent)...
Total dwelling size permitted is 3,300 square feet.

May I select my own builder or must I use your builders?
You may select your own builder to build a home for you on Long Caye. You are not required to use designated builders for construction. However, you must follow the Eco-Guidelines prior to, during and following construction.
Are there deed restrictions on the parcels?
Yes, there are deed restrictions on the parcels, which are know as the Eco-Guidelines.
May I build a swimming pool?
Yes, swimming pools are acceptable if they are above ground.
